What exactly is Bhimala Estates and how is it different from PropertyFinder or Bayut?
Bhimala Estates is not a listing portal. PropertyFinder and Bayut are search engines — you browse, you call, you chase agents yourself. Bhimala Estates is a personal property matching service. You tell us what you need and we do all the work. We select the right RERA-verified agent, confirm the property is genuinely available, and guide you through the process from start to finish. You speak to a real person — not a chatbot, not an algorithm. And unlike any listing platform, our service costs you absolutely nothing.
How much does it cost me to use Bhimala Estates?
Zero. Our service is completely free for property seekers at every stage. We do not charge consultation fees, viewing fees, or any hidden costs. We earn a Performance Share from the agent side only, and only after a deal successfully closes. You keep every dirham in your pocket.
How do I know the properties are real and actually available?
Every property on Bhimala Estates goes through our verification process before it appears on our platform. We require valid documentation — title deed for sale properties, current tenancy contract or landlord NOC for rentals. Every listing is reconfirmed as available every 30 days. If an agent does not reconfirm within 5 days of our reminder, the listing is automatically paused. The Bhimala Verified stamp means the property passed all our checks at the time of listing.
How do I get started?
Simply contact us via WhatsApp or the enquiry form on our website. We will have a real conversation — asking about your budget, preferred area, property type, timeline, and specific requirements. We then match you to the right verified agent and the most relevant available property. You have one point of contact throughout the entire process. No chasing. No confusion.
Are all your agents licensed?
Yes. Without exception. Every agent on the Bhimala Estates platform holds a valid, current RERA license issued by the Real Estate Regulatory Agency of Dubai. We verify every RERA number directly through Dubai Land Department records before approving any partnership. If an agent's license lapses, they are removed from our platform immediately. You will never be connected to an unlicensed agent through Bhimala Estates.
What areas in Dubai do you cover?
We currently cover all major residential areas across Dubai including Dubai Marina, Downtown Dubai, Business Bay, Jumeirah Village Circle, Palm Jumeirah, JLT, Al Barsha, DIFC, and more. Our agent network is growing. If you have a specific area in mind, contact us and we will tell you honestly whether we have the right agent for you.
Can I save properties and come back to them later?
Yes. Click the bookmark icon on any property listing to save it. Your saved properties appear in the Saved Properties bar at the top of the listings page. These are stored in your browser — no account or login needed. If you clear your browser data, your saved properties will be removed.
Can I share a property with someone else?
Yes. Every property has a Share button. On mobile this opens your phone's native share sheet so you can send via WhatsApp, email, or any app. On desktop it copies the property link to your clipboard. Each property has a unique ID in the link so whoever receives it lands directly on that property page.
What if I find a property through you but then deal with the agent directly?
There is no obligation on your part at any point. If you decide not to proceed, that is completely your right. However please note that if Bhimala Estates has formally introduced you to an agent and you later complete a deal with that same agent — even directly — the Performance Share arrangement between us and the agent still applies. This is a commercial matter between us and the agent only. It does not affect you in any way and you will never pay anything regardless.
Do you cover properties in India as well?
We are currently expanding our network to include India. If you are looking for property in India, contact us directly via WhatsApp and we will do our best to assist or point you in the right direction. Our primary focus at this stage is Dubai.

FOR AGENT PARTNERS

How is partnering with Bhimala Estates different from listing on PropertyFinder?
PropertyFinder charges you a monthly subscription fee regardless of whether you close a single deal. You pay whether you succeed or not. Bhimala Estates charges you nothing upfront. We invest our own time and resources into marketing your properties, bringing you clients, and managing the lead relationship. You pay us a Performance Share only when a deal closes with a client we introduced. Your cash flow stays intact. Your risk is zero.
What is the Performance Share?
Our Performance Share is 50% of your earned commission on every deal successfully completed with a client introduced through Bhimala Estates. For rental deals this equals 50% of one month's rent. For sale deals this equals 50% of your earned sales commission. One deal closes, one payment is made, done. No monthly charges. No subscriptions. No upfront fees.
What do I need to apply?
A valid, current RERA license. That is the non-negotiable requirement. Beyond that, complete our simple application form with your details, areas you cover, property types, and a brief portfolio overview. Applications are reviewed within 24 hours. If approved, you receive your Digital Marketing Partner Agreement via email for digital signature. Once signed, you can begin submitting properties for listing.
How does the digital agreement work? Is it legally binding?
Yes. Fully legally binding under UAE Federal Decree-Law No. 46 of 2021 on Electronic Transactions. You receive your agreement digitally, review every clause, tick all confirmation boxes, and submit. Both you and Bhimala Estates receive a timestamped signed copy. You do not need to visit us or send any physical document.
What is the 12-month performance window?
When we formally introduce a client to you — documented in writing at the time — that introduction is protected for 12 months. If the client completes a deal with you at any point within those 12 months, the Performance Share applies. This protects the value of our marketing investment and ensures fair compensation regardless of how long a client takes to complete a transaction. This clause survives termination of the partnership.
How do I submit properties for listing?
Once your partnership is approved and your agreement is signed, you submit property details through our partner portal — address, type, price, specifications, photographs, and supporting documentation. Our team reviews each submission and verifies availability and documentation. Verified listings go live within 48 hours and carry the Bhimala Verified stamp.
What happens if a listed property gets rented or sold?
You must notify us within 24 hours so we can remove the listing immediately. You are also required to reconfirm availability for all active listings every 30 days — we send a reminder. Listings not reconfirmed within 5 business days of the reminder are automatically paused until you confirm.
Can Bhimala Estates terminate my partnership?
Yes. We can terminate immediately if your RERA license lapses, if you fail to notify us of a deal closure, if you submit false property information, if you receive substantiated client complaints, or if you violate the confidentiality terms of your agreement. Partners who maintain high professional standards have nothing to be concerned about.

Is Bhimala Estates a licensed real estate brokerage?
Bhimala Estates is a digital marketing agency specialising in real estate. We are not a licensed brokerage and do not directly execute property transactions. All agents in our network hold valid RERA licenses which cover the transactional and legal aspects of every deal. Our role is to market, connect, verify, and guide.
Where is Bhimala Estates based?
We operate digitally and are currently focused on the Dubai real estate market. Our team is based in Dubai, UAE. Future expansion to other Emirates and GCC markets is planned as our network grows.
