Agent Partner Agreement
Performance-Based Property Marketing · Digital Acceptance
This agreement is between Bhimala Estates ("the Company") and you, the agent partner applying to join our network. Please read every clause carefully. Tick each checkbox to confirm your understanding and acceptance. Your digital submission is legally binding under UAE Federal Decree-Law No. 46 of 2021 on Electronic Transactions and Commerce.
Section 1
Identity, Eligibility and RERA Status
Bhimala Estates verifies all partner RERA licenses directly through Dubai Land Department public records. Inaccurate information will result in immediate disqualification.
I confirm my full name, RERA registration number, agency name, and all contact details submitted in my application are accurate, complete, and belong to me.
Clause 1.1 — Identity Accuracy
I confirm I hold a valid, current RERA license issued by the Real Estate Regulatory Agency of Dubai and I am legally permitted to list and market properties in Dubai.
Clause 1.2 — RERA License Confirmation
I consent to Bhimala Estates verifying my RERA registration number directly through Dubai Land Department public records at any time during this agreement.
Clause 1.3 — Verification Consent
I will notify Bhimala Estates within 48 hours if my RERA license lapses, is suspended, or is cancelled for any reason during this agreement.
Clause 1.4 — License Lapse Notification
Section 2
Property Listings and Accuracy
Every property submitted must be genuinely available and accurately represented. Bhimala Estates maintains a zero-tolerance policy on misleading listings — they damage both our brand and yours.
I confirm every property I submit is genuine, currently available, and accurately described at the time of submission, including price, size, location, features, and condition.
Clause 2.1 — Listing Accuracy
I will provide valid supporting documentation for every property — title deed for sale properties, current tenancy contract or landlord NOC for rental properties — before any listing is published.
Clause 2.2 — Documentation Requirement
I will reconfirm the availability of each listed property every 30 days when requested by Bhimala Estates. I understand that listings not reconfirmed within 5 business days will be automatically paused.
Clause 2.3 — 30-Day Reconfirmation
I will notify Bhimala Estates within 24 hours when any listed property is rented, sold, withdrawn from market, or becomes unavailable for any reason.
Clause 2.4 — Availability Notification
All property photographs I submit are genuine, unaltered representations of the actual property's current condition. I will not submit images that misrepresent the property in any way.

Section 3
Performance Share and Payment
Performance Share — 50% of your earned commission on every deal successfully completed with a client introduced through Bhimala Estates' marketing. Payable within 7 days of deal completion. One payment. No recurring fees. No upfront charges. Ever.
I agree to the Performance Share of 50% of my earned commission on every deal completed with a client introduced through Bhimala Estates. For rentals this equals 50% of one month's rent. For sales this equals 50% of my earned sales commission.
Clause 3.1 — Performance Share Rate
I agree to pay the Performance Share within 7 days of deal completion. I understand that late payment may result in immediate suspension of all my active listings and client introductions.
Clause 3.2 — Payment Deadline
I agree to provide a copy of the signed tenancy contract or MOU within 48 hours of deal completion as verified proof of the transaction value. This is a contractual obligation, not a request.
Clause 3.3 — Transaction Proof
I understand the 12-month performance window — the Performance Share applies to any deal completed with a Bhimala-introduced client within 12 months of the introduction date, even if this agreement has ended.
Clause 3.4 — 12-Month Window
I confirm I will not misrepresent, understate, conceal, or delay notification of any deal completion or transaction value involving a Bhimala-introduced client.
Clause 3.5 — Honesty Obligation
Section 4
Client Handling and Professional Conduct
I will respond to every client introduced by Bhimala Estates within 24 hours of introduction. Slow or unprofessional response reflects on both Bhimala Estates and my own reputation.
Clause 4.1 — Response Time
I will handle all Bhimala-introduced clients professionally, honestly, and in full compliance with UAE law and RERA regulations. I will not make false promises or misrepresent any property to any client.
Clause 4.2 — Professional Standards
I will not share client contact details or personal information provided by Bhimala Estates with any third party under any circumstances without prior written consent.
Clause 4.3 — Client Data Protection
I will not encourage, suggest, or instruct any Bhimala-introduced client to contact me directly or bypass Bhimala Estates in any way to avoid the Performance Share arrangement.
Clause 4.4 — No Circumvention
Section 5
Legal, Confidentiality and Final Acceptance
I agree to keep the commercial terms of this agreement strictly confidential — including the Performance Share percentage, client details, and both parties' business methods — during and for 3 years after this agreement.
Clause 5.1 — Confidentiality
I understand Bhimala Estates is a digital marketing service, not a real estate brokerage. All property transactions are solely between me and my clients. I remain fully responsible for all regulatory compliance under UAE law and RERA regulations.
Clause 5.2 — Nature of Relationship
I confirm I have read this entire agreement completely and without pressure. I understand every clause and I agree to be legally bound by all terms without reservation or exception.
Clause 5.3 — Full Agreement Acceptance
I confirm this digital acceptance is legally binding under UAE Federal Decree-Law No. 46 of 2021 on Electronic Transactions and Commerce, and carries the same legal weight as a physical signature.
